AXCESS ENTERPRISE ENERGY MANAGEMENT

In 2009, Arden Realty, now a subsidiary of GE Real Estate, developed an ambitious plan to unlock the data that already existed within their buildings to provide simple, actionable reports and spreadsheets for both internal and external stakeholders. This plan provides new insight into building operating performance across the entire property portfolio; insight not previously available through utility bills, building automation systems, or traditional reporting efforts.

Working together, Arden and Climatec developed a robust enterprise data visualization strategy including integration of multiple underlying systems, supervisory controls and monitoring now installed and programmed in over 90 buildings.

ONE AMERICA PLAZA — SAN DIEGO, CA

Climatec has provided a Building Automation System retrofit for the One America Plaza downtown high rise (34 floors, 635,000 sq. ft.). Climatec has engineered, furnished and installed Alerton BACtalk digital controls for control and monitoring of HVAC systems. This job monitors KW on all motors and has been energy optimized to provide energy savings. We have integrated to BACnet the old proprietary Trane VAV box controls.

FIRST AMERICAN FINANCIAL — SANTA ANA, CALIFORNIA

Climatec installed an open protocol BACnet building management system in First American Financial’s new corporate headquarters. The system includes over 300 VAV Boxes, 15 VAV AHU’s, 3 chillers, 3 cooling towers and 2 boilers. The project utilizes an Ethernet backbone throughout the facility and integrates several building system protocols.

REMEC OFFICE BUILDINGS — SAN DIEGO, CA

Installed an Alerton BACnet energy management and control system in 8 office buildings. Includes the control of central plant systems, more than 500 VAV zones, package HVAC systems, and lighting control systems.

TOYOTA MOTOR SALES — TORRANCE, CALIFORNIA

Climatec installed an BACnet open protocol building management systems in Toyota’s United States headquarters including corporate offices, research and warehouse space. The system includes over 1000 VAV Boxes, 15 VAV AHU’s, 3 chillers, 3 cooling towers and 3 boilers and continues to expand with Toyota’s continued growth.

The project utilizes an Ethernet backbone through out the facility and integrates lighting control and chiller controls. The project is utilizing third party commissioning and Climatec delivered the project within the initial construction budget.

ESPN STUDIOS WEST — LOS ANGELES, CALIFORNIA

Climatec designed and installed an HVAC digital control system in the new full-fledged broadcast production facility across from Staples Center. The building accommodates 70,000sq ft of production facilities, highlighted by two large high-definition studios: one 7500sq ft and one 5000sq ft.

The floors also contain supporting television production components, such as control rooms, master control facilities, editing facilities, a screening and newsroom area, and production space. The unique HVAC mechanical systems provide for 100% redundancy of all environmental conditioning. The digital control systems designed and installed by Climatec maintain close tolerance environmental conditions in the studios as well as adjoining control, production, and editing facilities. The project utilizes an Ethernet backbone throughout the facility and is linked to the ESPN Studio facility in Bristol, Connecticut.

DPR CONSTRUCTION – PHOENIX OFFICE

BACKGROUND

Home to DPR Construction’s Phoenix office, this facility is certified as a Net-Zero Energy Building (NZEB). Producing as much or more energy than it consumes, the LEED®-NC Platinum office building is the first in Arizona and only the second office in the U.S. to achieve NZEB certification from the International Living Future Institute (ILFI) through its Living Building Challenge(SM) program. To date, there are only four buildings in the nation with this certification.

DRP purposely chose a building that was nearing the end of its intended lifecycle in a redeveloping area to show their commitment to the local community and to demonstrate the impact of revitalization.

DPR needed a partner to develop a design-build technical solution and integrate multiple applications into a single user interface, achieving the possible energy savings and meeting the goal of LEED – NC Platinum, net-zero energy.

SOLUTION

Climatec worked directly with the construction and design teams in real time, performing an integrated project delivery with a target value approach. In addition, Climatec developed the entire building systems in the most cost effective way while maintaining human comfort.

Climatec installed Honeywell Niagra Framework which controls all of the sequences to take full advantage and bring the outside environment inside. During times when it makes sense, they can utilize operable windows in conjunction with evaporative cooling and convection ventilation to maintain a comfortable temperature in the main office area. Once the available cooling is extinguished via passive systems the control system determines when to enable the conventional cooling means.

DPR has achieved all of the goals to make this the first Net-Zero building in Arizona.
